A bid for listed building consent for the conversion of former stables and coach houses to four holiday cottages has been submitted to North Yorkshire Council.

The plans refer to Langbaurgh Hall, Great Ayton, near Middlesbrough.

The buildings involved are presently in use as a self contained dwelling and for domestic storage purposes associated with the adjacent hall.

The scheme has direct impacts upon both Langbaurgh Hall, which is a Grade II listed building, as well the adjacent Mews - the former stable building group - which are also separately listed Grade II.

Originally south facing, the property has a two-storey core area with a later return built on the western side to create an ‘L’ shaped property.

The windows are all generally timber sash with a mixture of old and new windows, some on the ground floor (rear) eastern elevation having been replaced as double-glazed sealed units at the end of the last century.

The rear return was subject to a re-roofing exercise undertaken in the 1950s at which point the present dormer windows to the attic roof space were lost and were reinserted pursuant to a restoration programme carried out by the previous owners in 1992-1993.

The proposals the subject of this application involve alterations to the stable block complex to create a total of four residential units to be used for holiday purposes, two of which would provide for full disability access.

Two would be single bedded units, two would be two-bedded and one would be a four-bedded unit.

A single bedded unit would be created on the ground floor of the western leg of the Mews.

Three further units would be created across the width of the larger two storey element, the centre unit having a ground floor bedroom as well as three first floor bedrooms.

The proposed development will result in a reduction in nitrates going into the Tees Estuary, through the replacement of the old septic tank and thus the proposals will help with the ongoing efforts to improve the status of the Tees and Coast SPA.
